Frequently Asked Questions

Here are some of the most common questions we get from homeowners before and during their remodel. If you don’t see what you’re looking for, feel free to reach out — we’re happy to help.

Are you licensed and bonded?
Yes, CCB#227207. We are fully bonded and insured.
Do you do commercial remodels?
No, Branch Brothers focuses on residential construction remodels only.
How far out are you booked for starting new remodels?
It depends on the scope of the project. Small projects (such as installing a new door) can be completed in as little as a couple weeks. Large projects (such as adding a second story or building an ADU) are about 1 year out.
Do you work with homeowners who are acting as the General Contractor for their own projects?
No, we have found it works out best when Branch Brothers is the General Contractor. However, Branch Brothers will work with a homeowner as the general contractor for just one aspect of a larger project—for example, doing all the framing or interior finish work.
Do you work with homeowners who want to do some of the work themselves?
Yes, if it fits in the timeline and schedule. After all, it is your house and we love involving homeowners in the process. *Work done by the homeowner will affect some aspects of the warranty.
What travel radius do you work within?
At this time we are only accepting projects in Bend, but are open to discussing some projects in Redmond.
How easy is it to make changes to the project, or add elements during the construction process?
We find that it is often difficult to fully visualize the remodel until construction is in process, and like to work with homeowners to ensure that you get exactly what you want. So yes, we are open to change orders during the construction process. *The costs of additions and change orders will be discussed with you and may alter the overall project budget.
Will you work with my own designer/architect?
Yes, absolutely. We have collaborated with many designers and architects in town.
Do you have a designer/architect that you recommend?
Yes, we work very closely with Dos Designers and HD Architecture.
Do you bill a flat rate or do you bill hourly?
It depends. Some projects we bid at a flat rate, but most remodels, due to the nature of the work, are billed at time and materials. We will sit down with you on a regular basis to review the budget and make sure we are staying on track.
Do you submit plans and permits to the city on our behalf if we already have a complete plan set?
Yes, we are happy to take care of this for you.
Will I have access to any professional photos that you take during the remodel process?
Of course! We will provide you with digital files of the photos after we receive your company reviews on Facebook and Google.
Do you work with third party estimators?
No, we do all of our own estimating in-house after meeting with you to determine exactly what you are wanting and a full inspection of the property.
Do you use temp agencies or staffing services?
No. Our work is done only by our own employees, all of whom have been with the company for many years.
Do you have a hard time keeping your subcontractors on schedule for the project timeline?
No, we have been working with the same subcontractors for years and have a great working relationship with all of them. They prioritize our jobs. This is just one part of the quality service you get when working with Branch Brothers Construction.
Has anyone ever seen Yod get mad?
Yes. Yod does get mad. Niki, Yod’s wife, reports seeing him mad twice since the start of their relationship (2013).
